This vibrant area is home to artist studios, performance venues, galleries, and maker spaces, all dedicated to nurturing a dynamic arts community in historic Franklinton. Stroll through 400 West Rich and Chromedge, two historic buildings transformed into bustling artist studios. Each workspace features a rolling, adjustable chair, spacious table with Ott light and cutting mat, as well as a trash can, drink holder, and multiple electrical outlets.” 

Additionally, owner and artist Kristin Harlander-Sony of Square Canvas, says “At Square Canvas we offer social events for all ages in and out of the studio. We offer paint and sips at local bars and restaurants, open studio sessions with wood and canvas items available to paint, birthday parties and private event rentals, team building activities and workspace for businesses, and camps and special events throughout the year. We have an entire splatter paint studio and offer glow-in-the-dark events as well.” 

Lisa Bare of Bareclay speaks on joining collaborative spaces to meet people and socialize. She says, “One of the hardest things about moving is meeting new friends. Over the years there have been hundreds of amazing relationships formed over the course of a pottery class at Bareclay studio. You may find a new hobby, knock something off your bucket list or meet your new best friend at my pottery place.”

Cincinnati attractions

Over-The-Rhine is a great starting point and is in the heart of the city and is a quick hop to the most popular destinations. Living in the suburbs, I also love how easy it is to access the bike and walking trails along the Miami River. Plus, there are so many beautiful parks including Ault Park, Eden Park, George Rogers Clark Park, and Smale Riverfront Park”

For those interested in learning a new skill, the Columbus Garden School should be on your list. Owner Tisa Watts says, “The Columbus Garden School features fun classes in gardening, homesteading, herbalism, crafting, and basic construction skills taught by experts. From garden design to starting seeds to canning pickles, we give students the tools to live a more eco-friendly and sustainable life. Learn about beekeeping, rewiring an outlet, or mixing up a custom batch of fire cider!” 

Jayda Parker-Reynald from Market on the Green suggests stopping by when she states, “Market On the Green is an Urban Farmers Market Located in Whitehall. It’s a summer market that runs from June to August; It is every Tuesday from 4 pm-7 pm. Even though we are a market, we do our due diligence to get the community connected with various resources by inviting different companies and organizations out to set up information tables.” 

According to photographer Joanna Andres, “The Columbus Park of Roses is a hidden gem that should be on every new resident’s bucket list. This beautiful park boasts lush gardens filled with vibrant roses and other stunning florals. It’s the perfect place to stroll, relax, and enjoy the beauty of nature.”

Just outside of Columbus, Grove City, Ohio, is a visit for those wishing to explore more than just the city. Tiffany Kirkbride from Visit Grove City says, “Grove City, Ohio, is home to many great things like the largest 3D stereo painting, the largest paintball park in the midwest, and a Historic Town Center filled with local shops, restaurants, and experiences. Not to mention two Columbus Metro Parks, Scioto Grove, and Battelle Darby Creek, with many amenities including fishing, disc golf, camping, bison viewing, hiking, biking, and canoe/kayak access; just to name a few.” 

Surge in FHA Loans with Piggyback Second Mortgages Could Spell Future Problems

A recent report from CoreLogic revealed that “piggybacked purchase loans” for FHA borrowers reach a new high in June of this year.

While piggybacked home purchases tend to be higher historically for those who take out FHA loans, they’ve surged in recent years.

The culprit is likely high home prices, which have made it increasingly difficult to come up with down payment funds, even if you only need 3.5%.

For reference, a piggyback loan is a second mortgage that is taken out concurrently with the first mortgage to extend the total amount of financing.

An example would be a first mortgage for 96.5% of the purchase price and a piggyback second for the remaining 3.5%.

While this is helpful for home buyers who have little set aside for down payment and closing costs, it could present problems if and when they attempt to refinance or sell.

FHA Piggyback Share Rises to 18% of Home Purchase Loans

From June 2022 to June 2024, the piggybacked FHA purchase loan share increased from 10.8% to 18%, per CoreLogic.

That’s nearly double the 9.8% share seen back in 2017 when the housing market was seemingly normal.

And while FHA loans tend to have a higher piggyback share in general, the recent increase is a whopping 67%.

It illustrates how stretched home buyers have become lately, especially those who need an FHA loan to qualify for the purchase.

FHA loans tend to go to lower-income home buyers and/or those with lower credit scores since you can qualify for a 3.5% down loan with as little as a 580 FICO score.

Meanwhile, you need a minimum 620 FICO to be eligible for a conforming loan backed by Fannie Mae or Freddie Mac.

CoreLogic notes that ongoing affordability issues have disproportionately impacted low-to-moderate income home buyers because these piggyback loans are more often seen on cheaper properties.

The median property value for homes purchased with a piggyback FHA loan was $34,600 cheaper ($168,600 versus $203,200) back in 2017.

This gap increased to $55,000 ($237,800 versus $292,800) in June 2022 and to $64,000 ($255,000 versus $319,000) by June 2024.

So arguably the most at-risk cohort of the population is the most overextended, at least in terms of loan-to-value ratio (LTV).

Many FHA Loans with Piggyback Seconds Are Already Underwater

Remember underwater mortgages? I haven’t written about them for what feels like a decade, but they’re starting to come back.

This all has to do with skyrocketing home prices and low or no down payments, combined with a recent softening in the housing market.

And the fact that right out of the gate, the median origination LTV for piggybacked FHA loans is 98.19%.

That’s before even considering the second mortgage, which puts the combined LTV, or CLTV, at 102.2%.

While it’s not a concern if the borrower can make their monthly mortgage payment, it becomes a problem when they can’t.

For example, if the economy takes a dive and/or the borrower loses their job, they’ve got zero skin in the game. And perhaps little reason to stick around…

This can be exacerbated if property values happen to fall as well. While home prices are still expected to rise marginally on the national level, individual markets across the country are now under pressure.

The more underwater the borrower is, the more likely they are to default. In addition, it could make it more difficult to qualify for a streamline refinance to take advantage of lower mortgage rates.

Technically, FHA borrowers are maxed at 125% LTV on streamline refis if they have a second mortgage. And even the presence of a second loan makes the process, well, less streamlined.

So the borrowers most in need of payment relief could be shut out if they’re holding a piggyback second mortgage that puts them in an underwater position. It would also be more difficult to sell the property.

While it has yet to be a problem, things could change quickly if the economy falls into recession and/or home prices begin to fall.

Ballerina Michaela DePrince’s Mom Elaine Died 24 Hours After Her

The DePrince family has shared more heartbreaking news. 

After confirming the death of Boston Ballet principal soloist Michaela Mabinty DePrince at the age of 29, her family shared that Michaela mother’s Elaine DePrince died within 24 hours of her adopted daughter.

“The last few days have been even more difficult than most people realize,” they posted to Facebook Sept. 14, “because the family has also been dealing with the death of Michaela’s adoptive mother Elaine DePrince.”

They shared that Michaela passed on Sept. 10, while Elaine, who was 77, died on Sept. 11 “during a routine procedure in preparation for a surgery.”

“Michaela died before Elaine and Elaine did not know of Michaela’s passing at the time of her procedure,” the family added. “As unbelievable as it may seem, the two deaths were completely unrelated. The only way we can make sense of the senseless is that Elaine, who had already lost three children many years ago, was by the grace of God spared the pain of experiencing the loss of a fourth child.”

France has one of the best and most developed train networks in Europe so it’s an excellent way to explore the country. To make your trip even easier I’ve created this guide about how to buy train tickets in France so you can get the best train tickets at the cheapest price.

Buying Train Tickets in France: A Quick Guide

The official French rail website is SNCF (Société Nationale des Chemins de Fer). You can buy train tickets from www.oui.sncf but the website is plagued with all kinds of weird technical issues—like randomly not accepting non-French credit cards, strange redirects, and odd translation issues.

In short: I recommend avoiding www.oui.sncf as there are other more user-friendly options which I’ll cover below.

There are two third-party booking services that I use when booking my French train tickets:

Omio

Omio is my favorite online rail booking service. Omio sells the exact same French train tickets at the same price as SNCF but it’s much more user-friendly—there are no issues using a foreign credit card, no translation issues, etc. I also like their mobile app which keeps all your train tickets organized and easily accessible.

In most cases you’ll receive an e-ticket sent to your phone (via email or their app)—just show it to the train conductor. If e-tickets aren’t available, you can print/collect your tickets at the train station.

Trainline

Trainline is another online booking platform that sells the exact same French train tickets at the exact same price as SNCF but they’ve made the whole buying process simple and user-friendly—no issues using a foreign credit card, no translation issues, etc.

You can use Omio & Trainline to book any kind of train ticket in France—from high-speed to local trains.

Buying French Train Tickets At The Train Station

You can also buy train tickets in France from any French train station.

The quickest way is via the automated ticket machines (the machines all have English options). However, sometimes these machines don’t accept foreign credit cards.

You can also buy tickets from the ticket window but the lines can get long during busy times. Many of the ticket sellers will speak passable English but not always. That said, they can accept any credit card so that won’t be an issue.

In this section, I take a deeper look at different aspects of the booking process to help you better understand the ins and outs of France’s rail network.

How To Find Routes and French Train Schedules

Finding train routes, times, and prices is simple—just plug your cities into Omio or Trainline and they’ll tell you what tickets are available.

While routes between major cities don’t often require changing trains (i.e. it’s a non-stop journey), you should still pay attention when booking your ticket because some routes might require a change.

However, on longer routes or routes connecting smaller towns, you’ll often be required to change trains in a bigger city.

Types Of French Trains (And How To Get The Best Ticket Prices)

In France, the trains are roughly classified as either High-Speed/Long-Distance, & Regional. They each serve a different purpose and have different pricing structures.

TGV High-Speed Train Ticket Fares

The TVG high-speed trains reach speeds of almost 200mph. The major cities in France are connected by high-speed trains so it’s most likely you’ll ride one of these trains if you travel a longer distance.

I recommend booking these train tickets as soon as possible since these tickets get more expensive the closer it gets to the departure date. For example, some routes can start at around €25 and then cost €100+ if booked a same-day ticket.

OuiGo Train Ticket Fares

A few years ago the French National Railways created a new low-budget TVG high-speed train line called OuiGo. It basically connects Paris with a handful of popular French destinations but it does it at a cheaper fare than the normal TVG train.

OuiGo is no/low frills so there are bag limits, no food available, and there are a few extra charges.

Intercités Medium-Distance Train Fares

Intercités (IC) trains are medium-distance trains that often connect both major and medium-sized cities. I also recommend booking these as early as it is convenient to get the best price.

TER Local/Regional Train Fares

Local and regional trains connect small towns to big/medium cities. These tickets have a set price so there is no reason to book early—simply show up and buy tickets at the station.

Do You Have A Rail Pass? You’ll Need A Reservation For High Speed Trains

If you’re traveling on a rail pass you’ll need to pay a little extra to make a reservation for all high-speed and long-distance trains in France. You can make this reservation from any train station. These can cost anywhere from €5-€35.

Pay Attention To Train Stations

Most large cities in France have multiple train stations (Paris has seven) so pay attention to the station names.

Kevin Hart Ignites Outrage After ‘Corny Joke’ Calling Delaware HBCU Students a ‘Bunch of N—s on Campus’ Sparks Backlash

Kevin Hart has been doing comedy since he was a teenager, so he’s had his fair share of moments where people may not have taken to his humor.

The 45-year-old recently went on “The Breakfast Club” where one of the topics discussed was the challenges of moving on from college — particularly from historically Black colleges and universities. But the conversation took a turn for fans when Hart made a joke about a college not being qualified to be an HBCU.

“You know what’s crazy a lot of old niggas can’t let college go,” Hart said before adding that there’s “a lot of old niggas that refuse to just accept it’s over.”

Film producer and Florida Agricultural and Mechanical University alumnus Will Packer turned to “The Breakfast Club” co-host DJ Envy, stating, “Envy, when you with a cat that never went to any school at all…he didn’t go to a historically nothing.”

Unashamed to admit it, the “Ride Along” star said, “I’ll tell you what, I didn’t and this is why. Like, you guys are the example of what you don’t want to be. It’s over.”

Host Loren Lorosa, who is currently filling in for Jess Hilarious at the popular radio show, chimed in as she went around the studio pouring drinks. She said, “You don’t understand HBCU culture. When you went to an HBCU, you don’t let it go.” 

Packer then asked Lorosa which HBCU she attended. Before she could answer Hart interjected and jokes, “She didn’t.” Correcting the comedian, Lorosa said, “I did. I went to Delaware State University.”

Adding his comedic flair, Hart responded saying, “That is not an HBCU.” But multiple voices in the room quickly shot back at Hart saying “It is.” He then said, “I know what Delaware State Is. That’s just a bunch of n-ggas on campus.”

Packer, sending support to the school said, “Shoutout Delaware State. Do not listen to him,” before the clip ended with Hart doubling down. “That’s n-ggas in Delaware,” he said.

Many fans expressed their disappointment in the father of four for sharing what they thought was a distasteful joke.

One person said, “Naw. This is disappointing, a bad attempt at a corny joke on a subject he knows nothing about. This ain’t it @kevinhart4real.” Another person, who seemingly went to DSU, took a shot at Hart’s 5’5 figure saying, “I know someone who isn’t even tall enough to open the MLK doors at my Alma matter said sum.” 

A few referenced a time when Hart performed at the school and was allegedly booed. They wrote, “Don’t act like you ain’t get a career start doing our comedy shows back in 06 and 07 for Homecoming. You got booed for doing the same skit bruh @kevinhart4real.” A second wrote, “okaaaaay! How soon they forget.”

Two others said, “He got boo’d there early in his career & is still holding a grudge” and “So you’re saying he’s butt hurt and lashing out….”

It’s unclear if Hart performed at DSU during those years. However, records show he was scheduled to perform on Saturday, Oct. 31, 2009 as part of the University of Delaware Cultural Programming Advisory Board’s annual homecoming comedy show hosted by fellow comedian Will “Spank” Horton.

But others were able to take the joke, including Lorosa who responded saying, “It was a joke. We gotta learn to laugh & move on.” Another said, “It’s Sad when yall take jokes out of context smh.”

Happy Monday, guys and gals!

And it IS a happy Monday around here, as we’re coming off of a great week!

I’m reminded of a quote I saw from a very well-known comedian and actor talking about the early days of his career.

He said, “When you’re not working, you think you’ll never get a job again. When you’re working, you think you’ll never be out of work again.”

It’s hard to keep perspective on success – or failure!

Trading is the same way.

You hit a hot streak, and you feel unstoppable.

Then you hit a bad run of trades, and you feel like packing it all up and walking away from the game.

Thing is: we all have them.

Every single trader has made losing trades, and a bunch in a row.

Anybody who tells you otherwise is lying.

And it’s okay that you lose some trades! The market is unpredictable.

But just like striking out at a baseball game, or riding your bike for the first time… you will never have success if you let the story end there.

You have to pick yourself up, dust yourself off, and get back in the game.

You won’t ever win if you stay down.

My Small Account Journey challenge ran into that a couple weeks ago.

We had a great stretch where I hit winner after winner.

Then, of course, I hit a snag. Winning streaks can’t last forever.

Took some body blows. That small account’s balance dipped a bit.

I didn’t shy away. Every day, I still switched on the camera to talk to my Small Account Journey followers about what I saw in the market and what I learned from those losing trades.

It’s Not a Mortgage Rate Story Anymore

The other day I noticed that mortgage rates were being advertised at some really low levels.

Many quotes in the mortgage rate table on my own site were in the mid-5s.

That got me curious how low rates could be with a really favorable loan scenario, such as a 760+ FICO, 20% down home purchase, owner-occupied, single-family residence.

So I headed over to Zillow’s Mortgage Marketplace to see what I could come up with.

Knowing that VA loan rates are typically the lowest, I threw that in too and lo and behold, saw 30-year fixed rates that began with a “4.”

I threw the screenshot up on Twitter and simply said, “Guys, it’s not a mortgage rate story anymore.”

What Did I Mean?

The tweet got a good amount of traction, likely because of those very low 4.875% 30-year fixed rate quotes in the screenshot.

And some felt it was deceiving to post rates like that, which might not be reflective of the entire borrower universe at the moment.

After all, not everyone has a 760 FICO score or the ability to put down 20%, nor might they be eligible for a VA loan.

I also threw in two discount points, since most of the low rates advertised today require the borrower to pay some money at closing in order to obtain a “below-market” rate.

In reality, you can put nothing down on a VA loan and get the same pricing since there aren’t mortgage pricing adjustments on such loans. The same goes for having a lower FICO score.

So the loan scenario wasn’t as crazy hard to qualify for as it first appeared. And when I re-ran the scenario today you could actually get a rate of 4.75% with just one discount point.

But that wasn’t even the point I was trying to make. It wasn’t about a 4.875% rate vs. 4.75% rate, or a 5.25% rate. Or any specific rate at all.

It was that the high mortgage rate story we’ve been fixated on for the past two hours is over.

The housing market today is no longer being driven by the high rate story. We exhausted it, first being caught off guard by how quickly rates increased in early 2022.

Then wondering how high they might go, if they’d hit a new 21st century high (they didn’t!).

That was followed by pondering when they’d begin to fall again (they peaked last October and have dropped quite a bit since then).

And so it’s not about rates anymore.

If It’s Not Rates, What Is It Now?

That brings me to my point. The housing market is now at a crossroads where high mortgage rates are no longer the focus.

Most prospective home buyers today will see that mortgage rates have come down significantly.

The 30-year fixed was basically averaging 8% just before last Halloween, and today is closer to 6.25%.

As I illustrated with some mortgage rate shopping, it’s also possible to bring down that rate to the high 4% range, or the very low 5s, even for conforming loans backed by Fannie and Freddie.

This means anyone who has been pondering a home purchase during the past couple years is no longer obsessed with rates.

Instead, they’re likely considering other factors, such as home prices, the cost of insurance, their job stability, the wider economy, and even the election.

If they were looking at homes when rates were closer to 8%, they’re surely still looking with rates approaching 5% (they could be there soon without all the perfect FICO scores and discount points).

But if they’re no longer looking to buy, or they’re having doubts, it’s not because of high mortgage rates anymore. Those are no longer to blame.

Perhaps now they’re worried that asking prices are too high and could fall. Maybe they’re concerned that the economy is on shaky ground and a recession is coming.

After all, there’s an expectation that the Fed is going to cut its own fed funds rate 200 basis points over the next year.

That doesn’t exactly exude consumer confidence.

We Finally Get to Find Out!

What I’m most excited about now that high mortgage rates are old news is that we finally get to “find out.”

By that, I mean we get to see how this housing market performs in a period of slowing economic growth, with Fed rate cuts and a possible recession on the table.

Remember, the Fed wouldn’t be cutting rates if they weren’t worried about rising unemployment and a softening economy.

In other words, we’re going to see what this housing market is really made of. As I’ve said many times before, there’s no inverse relationship between mortgage rates and home prices.

One does not go up if the other goes down. And vice versa. We already saw home prices continue to rise as mortgage rates jumped from 3% to 8%.

So is it possible that both mortgage rates and home prices could fall in tandem? Sure. Granted nominal home price declines aren’t common to begin with.

But we’re finally going to put it to the test. And I’m looking forward to it.

Managing Mental Health and Relationships in an Election Year

As therapists, we often find ourselves guiding our patients through a whirlpool of uncertainty about their fears. We ask them to sit with the possibility that their worst fears could come true. We do this with the hope that by facing their fears, we can help them to become more comfortable with uncertainty, manage their emotions better, and improve their overall quality of life. What we don’t often think about is how stress and anxiety can significantly increase during an election year and affect everyone’s mental health. 

The impact of stress on mental health in an election year

During the 2016 election, the American Psychological Association conducted a poll where 52% of adults reported that the election was a “very or somewhat significant source of stress” regardless of political affiliation. This stress was heightened by media overload leading to political division, feeling a lack of control over the outcome, and as mentioned earlier, pure uncertainty.  

The increase of stress and uncertainty during an election year can affect a person’s quality of life and ability to perform daily activities, potentially resulting in:

  • Anxiety / OCD – This could look like increased thoughts about potential outcomes which can lead to rumination and panic, excessive reassurance seeking from those who share the same concerns, and increased researching of polls and data that debunk or even validate the fear, all to create a false sense of certainty or control over the outcome of the election. 
  • Depression – Whether after a debate, a new statistical poll, or even a heated discussion with family members, election stress can increase feelings of low mood, avoidance, and isolation. For example, an individual may try to avoid family members, friends, and become distant from significant others due to divided beliefs or constant disagreements.
  • Physical symptoms – When mental health symptoms increase, our physical health is often affected as well. A person may experience an increase of headaches, fatigue, and digestive problems. Other symptoms may include sleep disturbances, such as insomnia and oversleeping.  
  • Substance use – The heightened anxiety and tension can cause people to use substances, including alcohol, drugs, and even food, to cope. This can be a form of escapism and self-medication.  
  • Impact in academic or job performance – Election year stress can lead to increased absenteeism and preoccupation, which can affect concentration and impaired decision making.  

5 ways to discuss politics in a healthy way

Engaging in political discussions in a healthy way is essential for maintaining respectful and productive conversations. Here are five strategies to help you navigate these discussions:

1. Listen actively

  • Understand, don’t argue: Focus on understanding the other person’s perspective rather than trying to change their mind.
  • Show empathy: Acknowledge another person’s feelings and viewpoints, even if you disagree.

2. Set clear intentions

3. Practice respectful communication

  • Avoid personal attacks: Focus on the issues, not the person. Avoid name-calling or making derogatory remarks.
  • Use “I” statements: Express your views using “I” statements to avoid sounding accusatory (e.g., “I feel that…” instead of “You always…”).

4. Find common ground

  • Shared values: Identify and emphasize shared values or goals, such as a desire for a better community or country.
  • Agree to Disagree: Recognize that it’s okay to have different opinions and that mutual respect is more important than agreement.

5. Manage emotions

  • Stay calm: If the conversation becomes heated, take a break to cool down before continuing.

Managing mental health symptoms during an election year

The most important way to maintain mental health during an election year is to learn how to create balance, maintain healthy boundaries, and slowly increase tolerance of the uncertainty regarding the election. In addition, individuals can also adopt the following strategies:  

Practice mindfulness daily – This can be any activity that allows us to become more present and stay in the here-and-now. Activities can include meditation, mindful movement, mindful awareness, and gratitude/self-compassion journaling.  

Engage in self-care – Regular exercise, healthy eating, and sleep hygiene can support both physical and mental well-being.

Create healthy boundaries – Politely set boundaries about political subjects that can increase vulnerability to negative emotions and mental health symptoms. Instead, concentrate on the actions that you can take, such as your own vote.  

Stay connected – Avoidance and isolation are easy ways to avoid political arguments and turmoil. However, they also lead to loneliness and disconnection from the world. It’s important for individuals to continue to engage in their hobbies and maintain healthy emotional connections.  

While feeling stressed during an election year is normal, it’s important to proactively take steps to manage it so you can maintain your overall well-being.
