As a Chelsea and England fan, I can’t wait for Thomas Tuchel to start – Talk Chelsea

First of all, apologies to the non-England fans in this community, I know there are many of you. But also, I know that you might also be pleased and happy for Thomas Tuchel to be back in work and ready to begin a new challenge. There is also the obvious Chelsea connection in this story.

I can’t help but be absolutely buzzing for this pending hire that is expected to be officially confirmed on Wednesday, and might have even been confirmed by the time you read this.

I know things didn’t exactly end well with Tuchel and Chelsea, and there might have been some ‘inside’ things that happened. But overall, Tuchel for England is going to be a superb hire.

I’m not even joking when I say this, but I truly believe that Tuchel can be the difference between England getting close to winning a trophy, and actually winning one.

He is a born winner, and he is an expert at knockout tournament football. Winning the Champions League in 2021 with that starting Xl was nothing short of a miracle.

I’ve been crying out for a tactically strong manager at England, and Tuchel is certainly that. He can be flexible and pragmatic with tactics too, which will be well suited to this England team.

But he isn’t just tactically strong, he also comes with the mentality, passion, and motivational skills to lead this England team.

I, like most Chelsea fans, LOVE Tuchel. He created a connection with the fan base, and he coaches with his heart on his sleeve. I have no doubts at all about Tuchel being German and not English. He’s not going to take a position to come and lose is he? He will come to succeed and if anything, that will be a much better fit. All England fans want to win right? That should be the most important thing. And Tuchel is the best overall manager available right now. The FA wanted Eddie Howe but he couldn’t be persuaded to leave Newcastle.

I can see Tuchel using a back three of John Stones, Marc Guehi, and Levi Colwill, which will obviously be great for Levi as he wont have to compete with Guehi and also, it solves the lack of left back options that England have.

Cole Palmer should get a free role in the middle, and I can’t wait to see Harry Kane at right wing back!! I’m joking, of course! I do wonder what he might do with Reece James though, if he can sustain fitness.

Tuchel football coming to the Three Lions? SIGN ME UP! I’ve spent years forcing myself to watch England games under Gareth Southgate with limited joy. But now, my love for watching England again can return under super Tommy Tuchel!!

Woman Finds $13,000 Surprise Cruise Charge on Credit Card After Husband Dies

After the sudden death of her husband, Patty Layman found a surprise charge on their credit card. 

The charge for $13,310 was for a cruise with American Cruise Lines that included airfare and even “Cancel for Any Reason” trip insurance.

But this seemingly bullet-proof insurance coverage had some fine print that gave Patty the runaround. 

In February of this year, Colorado couple Patty and Dick Layman went out to eat to celebrate three different occasions at once.

According to Patty, she told her husband, “Happy birthday. Happy Valentine’s Day. Happy anniversary.”  Shortly after, her husband started to choke.

Not being able to breathe, Dick passed out.  After a day in the hospital Patty was told that her husband showed no signs of brain activity.  After being taken off of life support, Dick passed away on February 23.

Still grieving the loss of her husband, Patty was making funeral arrangements when she came across a charge she did not recognize on the couple’s credit card.

Apparently, Dick had been planning a surprise.  The $13,000 charge was for a 10-day Columbia & Snake Rivers cruise from Washington to Portland, Oregon.

The details of the trip were found in Dick’s desk, and Patty assumed Dick was going to tell her about it during their celebratory meal.

Cancellation Headaches

But she couldn’t imagine taking the trip without her husband.  She decided to cancel the trip, and saw on the paper work that Dick had paid for “Cancel for Any Reason” trip insurance coverage.

Dick had planned ahead, and he purchased the extra cruise insurance for $1,140.

This is the most comprehensive kind of trip insurance and does not require a specific set of circumstances to be used.

However, there was a problem.  After Patty called the cruise line, she was told of some of the fine print.  If a trip is cancelled within 90 days of the sailing, only 80% of the money would be refunded.

On top of this, each cruise passenger is charged $250 as an administrative fee.

While Patty thought this kind of situation would be an exception to the 90-day rule, she was informed that an exception could not be made in her case.

After writing the CEO of the company she said, “I never even got a reply back. Not even a, you know, ‘I’m so sorry for your loss, but this is the way it is.’”

She reached out to 9NEWS, and the news company tried to speak on her behalf, but they were told that they don’t make comments about guests.

Despite months of attempting to get a full refund for the cruise, Patty ended up getting all but $3,000 of the money back. 

While trip insurance is a must for any kind of travel with this kind of price tag, it’s important to remember that even comprehensive coverage has its limitations.

Coverage limits, cancellation fees, waiting periods, and exclusions should all be reviewed so you know what you’re actually paying for.

Walmart adds tiny houses to its catalog

Big-box retailers seem to have everything for the home these days—including the home.

Walmart has begun selling tiny homes, months after Amazon offered the unusually stylish pop-up abodes. The “expandable prefab house” from Chery Industrial will cost you $15,900 for the 19×20 foot option.

That’s notably less than what Amazon was charging for the same tiny home in April. (Amazon was asking $19,000—though it did offer a $1,000 discount coupon at the time. At the moment, the house is not available on that site.)

Bargain hunters, though, should be aware that you can get an even cheaper price on a slightly smaller version of the prefab homes by going directly to the manufacturer. A 15×20 foot version of the expandable domicile is currently on sale for just under $12,000.

You will need to supply a few things yourself if you decide to buy one of these homes, like a tract of land to put the house on, along with a foundation, a power source, and water supply. But the house does come equipped with a toilet, shower, and some cabinets. Door locks are included as well.

The house is shipped in a folded state. Once it arrives, you and some friends will have to fold out the walls and ceiling to expand it to its full size. You’re on your own for furniture, of course, but you can buy that at Walmart or Amazon as well.

The tiny-home movement has also been seeing increased popularity in the last couple of decades, as millennials pushed back against “McMansions” and housing prices soared. One 24-year old who opted for a tiny home in her parents backyard managed to save enough money to buy a $250,000 house and gain a substantial TikTok following on the tiny housing lifestyle.

 

The JF Apartment Merges Brutalism and Minimalism in São Paulo

The JF apartment in São Paulo, Brazil, reimagined by Zalc Arquitetura, represents an inspired blend of brutalist architecture and minimalist design, creating a home that is as much a gallery of art and ideas as it is a living space. Located in the Higienópolis neighborhood, known for its modernist architectural landmarks and cultural vibrancy, the 1,959-square-foot apartment transformation is more than just a renovation – it’s a statement of aesthetic and functional innovation tailored to meet the unique needs of the homeowners, an art-collecting couple with a passion for design.

The concept behind the JF apartment was to craft a space that merges the raw, monolithic nature of brutalism with the clean, uncluttered lines of minimalism. Brutalism, with its emphasis on unadorned concrete and stark geometric forms, is often considered austere, even imposing. However, in the hands of Zalc Arquitetura, the brutalist elements serve as the foundation of the apartment’s identity, while minimalist details elevate the atmosphere, making the space feel open, airy, and welcoming.

One of the most significant changes in the redesign was the apartment’s reconfiguration, which reflects the studio’s commitment to creating a space that is both beautiful and functional. Originally, the apartment had a small service bedroom adjacent to the kitchen – a common feature in older Brazilian apartments. By removing this room, the architects were able to expand both the kitchen and laundry areas, making them more practical for modern living.

One of the standout features of the renovation is the restoration of the original marquetry wood floor. In its previous state, the intricate wooden flooring was hidden beneath layers of epoxy paint, a remnant of the apartment’s earlier design. Zalc Arquitetura saw the potential in this historical element and made it a priority to bring it back to life. The painstaking process of stripping the floor and restoring it to its original condition was not just a design choice but an environmental one. By preserving and revitalizing existing materials, the architects demonstrated a commitment to sustainability, reducing waste while honoring the apartment’s architectural history. The reconditioned flooring now serves as a warm, organic counterpoint to the otherwise industrial and minimalist surroundings, grounding the apartment in its historical roots.

The visual language of the JF apartment is defined by its use of a neutral, largely monochromatic color palette, which allows the natural textures of the materials to speak for themselves. Concrete is a dominant feature, forming the backbone of the apartment’s aesthetic. Exposed concrete slabs and beams lend the space an industrial quality, creating a striking visual contrast with the smooth, clean lines of the minimalist furnishings.

Another highlight of the new design is the incorporation of a curved steel and glass wall, which separates the bedrooms from the social areas. This gentle curve contrasts beautifully with the sharp, linear forms typical of brutalist architecture, softening the space and introducing a dynamic interplay between geometry and fluidity. The curved wall not only adds a sculptural element to the apartment but also redefines the spatial experience. It introduces a sense of movement, guiding the eye and creating a flow that counterbalances the otherwise rigid forms.

Buying a home? Here are key steps to consider from top-ranked advisors

Buying a home is often the biggest financial decision you’ll ever make.

It’s not just about choosing a place to live; it’s about making a long-term investment that will impact your financial future for years to come.

Therefore, if you are looking to buy a home, there are certain steps you should take to prepare for the purchase, according to several advisors ranked in CNBC’s 2024 Financial Advisor 100 List.

“Number one is doing that initial homework and financial planning,” said Brian Brady, vice president at Obermeyer Wood Investment Counsel in Aspen, Colorado. The firm ranks No. 23 on the 2024 CNBC FA 100 list. 

Most important, it has to be a “smart financial decision” that makes the most sense for you, explained Stephen Cohn, co-founder and co-president of Sage Financial Group in West Conshohocken, Pennsylvania. The firm ranks No. 61 on the 2024 CNBC FA 100 list.

“I run into a lot of first-time homebuyers, friends, kids, acquaintances. They fall in love with the house, and it may not make sense for them financially,” said Ron Brock, managing director and chief financial officer at Sheaff Brock Investment Advisors in Indianapolis, Indiana. The firm ranks No. 7 on the 2024 CNBC FA 100 list.

He tells them: “Just be smart. Don’t be house poor.”

Here are some key steps to consider if you plan to buy a home:

1. Have a strong credit score

Make sure you have strong credit, said Shaun Williams, private wealth advisor and partner at Paragon Capital Management in Denver, Colorado. The firm ranks No. 38 on the 2024 CNBC FA 100 list. 

“The higher the credit score, the better the terms you’re going to get on the loan, and the lower the interest rate will be,” said Ryan D. Dennehy, a financial advisor at California Financial Advisors in San Ramon, California. The firm ranks No. 13 on the 2024 CNBC FA 100 list. 

For example, a FICO score ranging 760 to 850 might qualify for a 6.226% annual percentage rate, according to Bankate.com. That can translate to a $1,842 monthly payment, Bankrate found.

On the other hand, a FICO score of 620-639 might get a 7.815% APR, roughly amounting to a $2,163 monthly mortgage payment, per Bankrate examples. They are based on national averages for a 30-year fixed mortgage loan of $300,000.

You can start the process by paying down any existing debts that you have on time and in full, and avoid new loans as you get closer to buying a home, experts say.

2. Start saving for the down payment

While a 20% down payment is not required to buy a house, buyers try to put more money upfront to avoid mortgage insurance costs and potentially lower monthly payments.

In the third quarter of the year, the average down payment was 14.5%, and a median of $30,300, Realtor.com told CNBC.

In order to start saving for a down payment, you need to figure out your cash flow, or how much money is coming in versus going out every month, said Steven LaRosa, director and senior portfolio manager at Edgemoor Investment Advisors based in Bethesda, Maryland. The firm ranks No. 14 on the 2024 CNBC FA 100 list.

Also, try to maximize how much money you can save or put away towards the down payment, said LaRosa.

3. Boost your emergency savings

It’s not just the down payment that needs to be built up, said Williams.

“You should have six months of your spending needs, including the house spending needs, in an emergency fund,” he said.

You don’t want to be in a situation where you use up all of your savings for the upfront costs of buying a house and end up with no cash left.

Home emergency spending was $1,667 across 1.5 projects per household in 2023, according to a report by Angi, an online marketplace for home improvement professionals.

3. Think about the lifestyle you want

Ask yourself what kind of lifestyle you look forward to, said Brady.

“Are you looking for a condo? Do you want a single-family home?” he said. 

Then you can focus on factors like location and price, said Brady. 

Meanwhile, some of the additional costs that come with owning a house are driven by where you live, like property taxes, utility and insurance costs, he said. 

In some areas, “it’s next to impossible” to get home insurance, said Brady. “And if you can [get home insurance] you’re paying quite a bit.

Nearly three-quarters, or 70.3%, of Florida homeowners and 51% of California homeowners say they or the area they live in has been affected by rising home insurance costs or changes in coverage in the past year, according to Redfin, an online real estate brokerage firm.

5. Factor in other homeownership costs

Owning a home goes far beyond the monthly mortgage payment.

You need to factor in additional costs, experts say. 

To that point, the costs of homeownership adds up to an average $18,118 annually, or $1,510 a month, according to a report by Bankrate.com. The national figure includes the average costs of property taxes, homeowner’s insurance, and electricity, internet and cable bills. Maintenance was estimated at 2% a year of the home value.

“Those are very significant additions that sometimes people glance over and don’t put enough weight on,” said Cohn.

As such costs are unlikely to decline as time goes on, it’s important to have an emergency fund for homeownership costs, experts say.

6. How long you plan to stay in the house

“We like to use a five to seven year minimum,” said Cohn. The longer you’re in a house, the more likely the fixed costs will amortize, or pay off, over time, he said. 

Additionally, in the early years of the loan, you’re mostly paying the interest rate, and not the loan itself, experts say. 

“You’re not accumulating any equity from putting money into the mortgage in the first 5 to 7 years,” said Cohn.

“If you start looking at how much goes to principal and how much goes to interest in the first several years, it’s probably all interest,” said Brock.

My Suggested Black Forest Itinerary

In the land of the Brothers Grimm, I was expecting creepy overgrown forests, quaint medieval towns, and maybe a gingerbread house or two. But, it turns out, the Brothers Grimm tales weren’t from the Black Forest region of Germany (most are from the central part).

Why did I think they were from there? I don’t really know. Maybe I got that from Disney?

And, moreover, due to massive logging in the 1700s and 1800s, most of the area was turned to farmland. Only recently, thanks to the efforts of eco-friendly locals, has the forest slowly started to return to the area.

But, despite those shattered expectations (and maybe because of them), my weeklong visit to the Schwarzwald (Black Forest) was the highlight of my summer travels. It had been on my bucket list forever, and so I was glad I got to finally scratch it off. I only wish I had spent more time there.

This area, located in the German state of Baden-Württemberg, is famous for forests (duh!), tremendous hiking, gigantic gushing waterfalls, verdant farmland, cute cuckoo clocks (they were invented here!), and historic medieval towns (only a few of which were destroyed in World War II).

Given how big the region is — and how confusing so many other blogs make planning a route around it — I wanted to make an easy-to-follow itinerary for you.

It’s very easy to get to the Black Forest: You can fly into Frankfurt to the north or Zurich to the south and then just take a 1-2-hour train ride to whatever starting city you choose.
 

What’s the best one-week route to take?

If you had a week, I would do the route below, from Frankfurt (or reverse it if you come from Switzerland):

Heidelberg (2 days)

This university town has lots to see, as well as many viewpoints and short hikes from the city center. You’ll definitely want to visit the castle and its gardens, which provide an amazing view of the city. Be sure to take the guided tour, as that’s the only way to go inside the castle (the grounds are free though). You can also take in the university jail (used to house students who broke university rules until World War II), the Heidelberger Kunstverein contemporary art museum, and the theater. Finally, there are a number of hikes to the mountain across the river.

Baden-Baden (2 days)

This spa town is famous for the hot springs that flow naturally here, a prominent attraction since the Romans discovered them. During the 18th century, the baths, as well as the casino (think a less glamorous Monaco), were the main draws, attracting the rich and nobility of Europe. Now, Baden-Baden is a popular spa destination. There are two big bathhouses in town (the historic Friedrichsbad is nude, while the new newer Caracalla is not), as well as Hohenbaden Castle, a funicular to the top of Hausberg mountain for views of the area, and the Fabergé Museum. And, of course, since this is the Black Forest, there’s lots of hiking.

Freiburg (2-3 days)

My favorite city in the region boasts a beautiful reconstructed center (most was destroyed during WWII), bächle (open streams) running through town, an incredible food scene, and affordable prices, thanks to the big university here. Other highlights include the cathedral, historic clocktowers, the merchant’s hall, an archaeological museum, and Schlossberg (Castle Mountain), which has a castle (hence the name), incredible views of the town and surrounding area, and a number of good beer gardens.

I would use the city as a base for nearby hikes to Ravenna Gorge as well as for a visit to Triberg, which has a giant waterfall and cuckoo clock. Ravenna Gorge is an easy half to full day hike depending on how much of the area you want to hike. You’ll wander through the gorge, see waterfalls, and go over farmland.

Triberg is famous for its giant waterfall and oversized cuckoo clock. It takes a couple hours to get to from Freiburg, but I would only go as a day trip, because, while the waterfall and cuckoo clock are cool, there’s not much else to do in town, and I found spending a full night here a bit boring.
 

What’s a good two-week route for the region?

If you had two weeks, I would add in another day in Freiburg, as there’s a lot to do, and you can take more day trips from there. Then I would also add in the following:

Offenburg (1 day, after Baden-Baden)
Offenburg, whose name means “open borough,” is famous for its medieval city wall, houses, and churches, though it started as a Roman settlement. It has lots of buildings exhibiting Baroque, Gothic and medieval styles. You can also visit the castle, history museum, and Black Forest Open Air Museum, which is a 40-minute drive from Offenburg.

Europa-Park (1 day, on the way from Offenburg to Freiburg)
This theme park is like a European Disneyland. It’s a lot of fun, hugely popular with locals, way better priced than Disney, and just a fun way to spend the day. You can stay in the park or in the nearby town of Rust.

Hiking around Titisee, Schluchsee, and Feldberg (2 or more days)

There are also a lot of lakes and hiking in this area, so you can easily add in as many days in nature as you have time for. If you want water-based activities, Titisee is a town located on a lake with the same name; Schluchsee is another that is popular with Germans. You can also base yourself in Feldberg for numerous day hikes. Really, wherever you go, you’re going to find hiking trails.

How do you get around?

While renting a car is the easiest way to get around the Black Forest region, you can also travel by bus and train, which is what I did. The thing to remember is that while trains are frequent, buses often run on limited schedules, especially on Sundays, when most of Germany seems to take the day off. If you’re not going to rent a car and plan to visit smaller cities, be sure to look up the train and bus schedules in advance.

The Black Forest was the highlight of my summer in Europe. It was where I met the most people, had the most fun, and did the most hiking. I just loved the vibe there. If you love cute towns, affordable places to travel, the great outdoors, and good food, the Black Forest is definitely a region you need to explore.

Use Skyscanner to find a cheap flight. They are my favorite search engine because they search websites and airlines around the globe so you always know no stone is left unturned!

Book Your Accommodation
You can book your hostel with Hostelworld as they have the biggest inventory and best deals. If you want to stay somewhere other than a hostel, use Booking.com as they consistently return the cheapest rates for guesthouses and cheap hotels.
